What should a New Zealand building quote include?
Break the job down by element — consent, foundations, framing, cladding, joinery, weathertightness, finishing — and price each with materials and labour split out, then show 15% GST separately with your NZBN and IRD GST number. Say clearly whether the building consent fee, the inspections and the Code Compliance Certificate application are included or excluded, because councils charge these separately and they are the most common surprise on a New Zealand residential job. Add a validity period, name your provisional and prime cost sums rather than burying them, and state the variation rate up front so a change of mind mid-build has an agreed price instead of an argument.
Do I need to be an LBP, and what counts as restricted building work?
Restricted building work — the parts of a home that matter to its structure or its weathertightness — must be carried out or supervised by a Licensed Building Practitioner, and it generally applies to work on a house or small unit that needs a building consent. The LBP who does or supervises it has to provide a Record of Work when the work is finished, and that record goes to the council and the owner as part of the Code Compliance Certificate process. Does a residential building job need a written contract in New Zealand?
Yes, once the job is $30,000 or more including GST. Under the Building (Residential Consumer Rights and Remedies) Regulations 2014 a residential building contract at or above that figure must be in writing, and before it is signed you must give the client the prescribed disclosure information and the checklist. The implied warranties in the Building Act 2004 apply whatever the contract says — including a 12-month period in which you must put right defects the client notifies — and they cannot be contracted out of on residential work.
